Number of Guests
The Royal Flush House has bedding for 12-18 guests. The maximum number of guests allowed in the vacation house at any time is 18 unless
otherwise pre-approved.

Cancellations and Refunds
Cancellations must be made 45 days prior to arrival or your deposit may not be refunded.
Cancellations for Christmas and New Year Holiday must be made 90 days prior to arrival
 March cancellation must be made 60 days prior to arrival to be eligible for a deposit refund.)
 In any case a handling charge equivalent to 1 day of rental will be charged upon cancellation.

Deposits/Confirmation
Deposit of 2 nights rental fee confirms the 1 week or less lodging reservation by the Royal Flush House LLC, and is subject to the clearance of funds.
The balance of the lodging fee is due 45 days prior to arrival. 
Christmas & New Year reservations require the balance due 90 days prior to arrival.
A charge card imprint of $350 for a refundable damage deposit is required upon check-in.

Caretaker
Caretaker's Quarter on premise.  Caretaker may be on premise.

Your Commitment to the Royal Flush House
Adventure mountain travel, skiing, snow boarding, and outdoor activities any time of year involve risks about which the guests (s) must make himself/herself aware.  The responsibility of the Royal Flush House does not extend to cover any liability for personal injury or property damage that occurs while participating in any activities in or around the Royal Flush House.  You participate in all activities at your own risk.  Guests must be aware of and accept the risk of slippery conditions at all times inside and outside of the Royal Flush House.

The guest(s) agree to be responsible for and to replace or make good any injury, damage or destruction to the Royal Flush House, its furnishings, equipment,
caused by himself/herself or by any member of his/her party.

The guest(s) agree to act in a responsible manner towards residents and neighbors of adjoining properties.  If at any time during the stay a guest acts in an
unruly or malicious manner and does not adhere to requests by the Royal Flush House staff to behave appropriately, he/she will be required to vacate the
Royal Flush House premises immediately and forfeit all money for the remainder of his/her stay.   Use or possession of illegal drugs, including marijuana,
on the property shall result in the immediate termination of the vacation or lodging package for the guest(s) concerned with forfeiture of all money paid.

As a courtesy to all of our guests, smoking is not permitted in any part of the Royal Flush House.  Guests may not bring pets to the Royal Flush House.

The Royal Flush House is over 30 years old and, unfortunately, things do unexpectedly wear out and break.  As the owners of the Royal Flush House,
we are dedicated to its improvement and ongoing maintenance and reserve the right to enter the house as needed for this purpose. 
Hot tubs can be temperamental and have many parts.  There is no guarantee the hot tub will be working during your stay,
though every effort will be made to repair it and any other breakdowns as soon as possible.
